Hi, and thank you all for your answers. You have confirmed my condensation fears, but also provided an education. Initially it seems John D'Angelo's system may in fact do the trick but I await further detailed information from him. Steve, is that called an ocean-and-atmosphere-and-ground-source heat pump?  :-) Kristian's answer reminded me that in chilly-and-damp England they have condensate problems on walls of stone buildings, too.

It seems like the best option really is to provide a dual-mode system with the ability to deliver conditioned air and heated water depending on the seasonal or even daily changes in needs. It also seems like the ventilation and air-changes-per-hour issues that were discussed at great length some months ago would be best addressed with some ductwork in place, as well.

Still, I will report back when I evaluate John's system further, 'cause I'm sure inquiring minds want to know...it looks like it has an underfloor air-movement component.
