Maybe we need a different approach.  I hate housecleaning.  My wife hates
housecleaning.  Therefore, we'll build a small house (though with a garage
and shop underneath; still, the footprint will be small: 1280-1400sf).  

Don't sell small houses, sell easy/quick-to-clean houses. :-)
