AFM makes a product called X-158 which might work
for your situation. Here is the description taken right from their
literature:
SafeChoice X-158 is a premium quality, clear
liquid coating for prophylactic use where mold and mildew are likely to appear.
It is not a cleaning agent, but a clear defensive sealer designed to encapsulate
surfaces which would typically be subject to mold and mildew attack. Because it
is not toxic and low odor (odor free when dry), it is ideal for use in
unventilated, confined areas such as shower stalls, bathrooms and saunas. Yet it
is durable enough for use on roofs, air filtration systems and spa decks. It may
also be used on countertops, walls, floors and ceilings. SafeChoice X-158
coating applies quickly and simply. One application lasts between 30 and 180
days, depending on the severity of the conditions.
USE ON : SafeChoice X-158 can be applied over any surface where mold
and mildew might appear, including but not limited to tile,
grout, epoxy coatings, rubber sealants, acrylic, wood, masonry
and concrete including exterior walls and roofs.
DRYING TIME: Within a few minutes. LIMITATIONS: Because
SafeChoice X-158 is a prophylactic coating and does not kill mold and
mildew organisms, any surface coated must first be made free of
existing mold and mildew.
SURFACE PREPARATION: Existing mold and
mildew must be removed. Infested areas should first be cleaned with
SafeChoice Super Clean and a stiff bristle brush or broom prior to coating the surface with
SafeChoice X-158. APPLICATION: Apply full
strength with a sponge or preferably a hand sprayer. Let dry. Repeat every
30-180 days, depending on results. COVERAGE:
Adjust to job - depends upon porosity of surface.
