Just a few questions before commenting....
(a) Was the roof insulated and to what level ?
(b) Was the ceiling/upper wall sealed to prevent exfiltration ?
(c) How leaky were the door & window frames ?
(d) Is the woodburner an airtight stove or fireplace with glass doors (or
no doors ) ?
(e) How many occupants are there in the 3900 SF space ?
(f) Too tired and dopey to think of more questions.
