I had excellent results...plenty of hot water... with a propane 
demand heater which was in a house I rented for 9 months.

I don't recall the brand name, but I can try to find out if you're interested.

I would suggest that you get a demonstration of any instant water heater
you are thinking of buying.  Where I work we have them in every restroom
and all the break rooms and the volume they put out is pitiful.  If you
turn the hot water on full, the volume you get is about 1/10th of what
comes out of the cold tap.
